About Us

Kappa Housing, Inc. is dedicated to developing and managing affordable housing for underserved Denver residents. As a mission-driven 501(c)3, we provide a home to our city’s most vulnerable populations: low income seniors and the disabled. These accommodations are secure, clean and provide amenities not often found in affordable housing communities. Some programs include computer training, holiday gatherings, health classes and an on-site Service Coordinator, who acts as a liaison between residents and social services. We target desirable, transit-friendly neighborhoods for our properties, which is critical for our residents with limited mobility.

Affordability is a relative term: Kappa Housing, Inc. provides genuinely affordable housing to residents who earn 30% of Area Median Income (AMI) or who collect disability. There are few alternative housing options for people in this demographic, which is made apparent by the fact that Kappa Tower has had an 18-24 month waiting list over the past 20 years. This shortage and demand drives us to grow.

As one of the nation’s only housing providers founded by a fraternal organization – Kappa Alpha Psi Fraternity, Incorporated – we are supported and closely observed by dedicated leaders throughout the city and country. This association drives our commitment to empowering young African American men to become leaders through scholarships and ongoing support programs. We are able to provide high-quality, affordable housing thanks to a wide variety of partners and supporters from the public, private and non-profit sectors. It is through these partnerships that we will continue to grow and collectively address Denver’s affordable housing shortage.

History

The vision for Kappa Housing and Kappa Management began in 1978, when the Denver Alumni Chapter of the Kappa Alpha Psi fraternity committed to building a multi-purpose facility which could house the Denver Alumni Chapter, as well as serve the community by providing low-income housing to senior citizens. Led by Dr. Elbert E. Allen of the American Woodmen organization, Bertram Bruton of Bruton & Associates Architects, and Gerald H. Bradshaw, realtor and appraiser, and other dedicated leaders from Kappa Alpha Psi, the Chapter eventually purchased the property and managed the construction of present-day Kappa Tower.

Financing Kappa Tower required a combination HUD financing, grants from the Piton Foundation and the Colorado Division of Housing, and private donations. Construction began in February of 1984 and was completed by November, 1984. Within the first month all 45 apartments were rented out to low-income seniors. Over the years, Kappa Tower has received superior ratings from HUD for operation and management.

Today, Kappa Management is responsible for the management of two other senior citizen apartment complexes in Denver: Shorter Arms with forty-one units and Allen Gardens with fifty units. William H. Coker II served as the first manager of Kappa Tower from 1984-1988 followed by Robert P. Rogers, Executive Director of Kappa Management from 1988-1992. E. Dean Brown served as the Executive Director from 1992-2001, and was succeeded by James O. Deadwiler, in June of 2001. Today, Kenneth Floyd serves as Executive Director.

Our Staff

Kenneth Floyd, Executive Director

Kenneth D. Floyd began his college education at the University of Colorado and earned a Bachelor of Arts degree in Political Science and a minor from Metropolitan State University. He also earned a Master’s degree in Health Care Systems and Organization from the University of Denver and has been a licensed realtor in the State of Colorado for 18 years.
